Credit education & support

Need help getting your credit ready?

If you are unsure of your score or do not meet a program’s credit requirements, explore credit education and support through Credit Consultants Group. Learn how to understand your credit report, identify questions about possible inaccuracies, and plan steps toward improving your credit profile.

A few common questions.

Is Viera the lender?

Viera receives and reviews investment property financing inquiries. Viera is not the direct lender. Any proposed loan would be made by the lender identified in its written terms.

Do you offer hard money loans?

Hard money is a term often used for investment property financing focused on the property and project. Tell us what you need so the available lender programs and requirements can be confirmed.

Can I ask about a project outside New Jersey?

Yes. Include the property’s city and state so available financing can be reviewed. Program coverage and property eligibility depend on lender and state requirements; availability is confirmed for your project.

Does submitting this form affect my credit?

This inquiry form does not authorize or perform a credit pull. Any later lender application or credit authorization is a separate step.

What rates or fees should I expect?

Advertised starting interest rates include 8.5% for qualifying fix-and-flip or construction programs and 5.875% for qualifying DSCR rental programs. These are not APRs or a personalized quote. Your actual rate, points, fees, reserves, guarantees, cash contribution and loan amount require underwriting and written terms.

How quickly could a qualifying project close?

Some qualifying transactions may close in as little as 48 hours. This is an exceptional best-case timeline, not a commitment or standard turnaround. Actual timing depends on a complete file, title, valuation, underwriting, lender availability and closing requirements.

Do I need tax returns or prior construction experience?

Qualifying fix-and-flip programs may not require tax returns, and some construction programs consider borrowers without prior ground-up construction experience. Requirements depend on the specific program, borrower and project. Rental / DSCR programs have their own income, credit and property criteria.
